1) Properties let quickly to good tenants

a. We have a database of tenants looking for property in all areas of the UK.
b. We respond quickly to letting enquiries and aim to show prospective tenants around properties within 48 hours or sooner.
c. We make sure that we only let your property to good tenants.

2) Rent paid to landlords within 5 working days of agents receiving rent

a. We guarantee landlords that we will you the rent quickly. Our aim is for this to be within 5 working days.
b. We will not hold your rent to the end of the month or for 4 weeks (this is common practise for other letting agents).

3) Properties carefully managed – regular inspections

a. We understand that your rental property is a valuable and important asset to you.
b. We make sure that we put good tenants into properties and check these properties regularly.
c. We will send you regular inspection (with photos if requested) reports.

4) Clear and prompt communication

a. We pride ourselves in our quick and clear communication, whatever the issue. You can be certain that we will deal with any query from you, the tenant or any issue that arises in a quick and professional manner. No issues will be left to become larger (and ultimately) more expensive problems.
b. We are professional letting agents. Our service is friendly and professional. By professional we mean that we communicate clearly and quickly, listen to your concerns and try and do anything that you need us to in order to let and manage your property.

5) Fair fees for services

a. Active Letting UK offer 2 levels of management service:
1) Full management service – 8%
2) Full management including rent paid on time regardless of the rent actually being received from the tenant -14%

b. Let Fee –Active Letting UK offer an initial let fee of just 50% of the first month’s rent, often other agents charge the whole of the first month’s rent.

6) UK Coverage

7) Property advertising

We use a range of property portals to advertise properties to let. The main portal that we use is Rightmove but we also use Houseladder, ezylet and Mouseprice.

8) Referencing

We carefully check all applicants using Complete Letting Solutions (CLS). CLS provides one of the most specialised packages in the UK for tenant referencing. Active Letting Ltd is an appointed representative of CLS who are authorised and regulated by the Financial Services Authority.

9) Insurance

Please ring us to discuss any letting requirements you may have. If you would like one of our team to visit you at your home or at the rental property we are pleased to do so. Our property appraisals are free with no obligation to use our service – although we would like it if you did!

Our ‘Full Management’ service includes:

1.Visiting you at your property, and providing a rental valuation and any other advice which you may require about letting your property.
2.Advising you on compliance with the various safety regulations.
3.Locating suitable tenants. Your property will be advertised on our website, Rightmove.co.uk and various other property portals. We will also erect a To let board at the property if you wish and search through our tenant database.
4.Accompanying tenant applicants to view the property.
5.Obtaining and evaluating references and credit checks.
6.Preparing a suitable tenancy agreement and arranging signature by the tenant.
7.Collecting a tenancy deposit which will be treated in accordance with current legislation.
8.Preparing an inventory and schedule of condition.
9.Checking the tenant into the property and agreeing the inventory.
10.Supervising the transfer of gas, electricity and council tax accounts into the tenant’s name.
11.Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.
12.If required paying regular outgoings for you from rental payments.
13.Inspecting the property periodically, and reporting any problems to you.
14.Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
15.Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary.
16.Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.
